October 4, 2025: Dr Niranjan Hiranandani’s Hiranandani Communities has announced the launch of Hiranandani Sands, India’s largest coastal destination township, with projected revenues of Rs 17,000 crore. The development, spanning 225 acres at Alibaug near Mumbai, is set to redefine luxury coastal living while positioning Alibaug as a premier lifestyle hub.
Billed as the region’s first private township, Hiranandani Sands will feature luxury residences, signature villas, plotted developments, and branded serviced apartments. Residents will enjoy exclusive beachfront access and a private jetty, reflecting the project’s focus on ultra-premium living.
The masterplan includes five hotels across luxury, business, and leisure categories, alongside a global-scale convention centre, wellness hub, beachside entertainment facilities, a yacht club, and one of Alibaug’s largest water sports hubs. Sustainability is central to the project, with 27 acres designated as reserve forest housing over 7,000 trees, and proximity to 100 acres of natural wetlands.
Highlighting its potential, Niranjan Hiranandani, founder and managing director of Hiranandani Communities, said:

With enhanced connectivity via sea, road, rail, and air, supported by Integrated Township Project incentives such as a 50% stamp duty concession, the township will attract both domestic and global investors seeking premium coastal living.”
The first phase, comprising three towers with 330 apartments across 3.3 lakh sq ft, sold out at launch. Units ranged from studios priced at ₹80 lakh to premium 3BHK residences at Rs 2.85 crore, generating sales of Rs 450 crore.
Alibaug’s transformation is being supported by major infrastructure projects, including the Ro-Ro ferry extension, the Karanje–Rewas Sea Bridge, Atal Setu, the Virar–Alibaug Multimodal Corridor, and the upcoming Navi Mumbai International Airport. Collectively, these upgrades are expected to boost accessibility and investments, firmly positioning Alibaug as a luxury real estate and tourism hotspot.
