Phase 1 of Metro Line 9 Set To Transform Northern Suburbs’ Real Estate And Connectivity

January 28, 2026: Mumbai’s northern suburbs are poised for a major shift in mobility and real estate sentiment as Phase 1 of Metro Line 9 nears operational readiness. The Commissioner of Metro Rail Safety has approved the launch of the initial 4.5-kilometre stretch between Dahisar and Kashigaon, which is expected to open to passengers by late January or early February, subject to final checks.

Metro Line 9, an extension of Metro Line 7, will provide Mira Bhayandar with its first direct metro connectivity. The corridor links commuters to the Western Express Highway and enables smoother travel toward Andheri via existing metro corridors. Initial services will operate between Dahisar East, Pandurang Wadi, Miragaon, and Kashigaon, with subsequent phases extending deeper into Bhayandar. Urban planners note that even this partial commissioning will reduce reliance on road transport and suburban trains, offering faster and more predictable commutes—particularly appealing to working professionals and families seeking easier access to Mumbai’s employment hubs.

Real estate stakeholders say the upcoming launch is already reshaping local market sentiment. Jayesh Rathod, Co-Founder and Director at The Guardians Real Estate Advisory, said, “Metro Line 9’s phased rollout is expected to unlock new residential pockets, integrate Mira Bhayandar more closely with Mumbai’s economic network, and draw interest from both end users and long-term investors as connectivity improves.” Similarly, Prashant Sharma, President of NAREDCO Maharashtra, noted that anticipation around Phase 1 has heightened buyer and investor interest in Dahisar and Mira Bhayandar. “Metro access not only improves daily travel but also strengthens confidence in sustained residential and mixed-use development near station precincts,” he added.

Property analysts report rising enquiries and developer activity near upcoming stations such as Kashigaon and Miragaon. Transit-oriented development is expected to follow, with commercial, retail, and lifestyle projects complementing residential growth. While the first phase covers a limited stretch, the line’s eventual integration with Mumbai’s wider metro network is likely to reshape suburban real estate dynamics, positioning northern suburbs as increasingly attractive locations for modern urban living supported by efficient public transport.
