Mumbai Metro Line 9, a much-awaited addition to the city’s expanding rapid transit network, is on the cusp of opening its first phase, marking a significant connectivity upgrade for the Dahisar–Mira-Bhayandar belt. The Commissioner of Metro Rail Safety (CMRS) has approved for Phase I of the project, covering the 4.5-km stretch between Dahisar East and Kashigaon. The corridor is expected to open to commuters by the last week of January or the first week of February, according to recent reports.
Industry stakeholders believe the metro’s arrival will act as a structural trigger for both mobility and real estate transformation in the northern suburbs. Mr. Jayesh Rathod, Co-Founder & Director, The Guardians Real Estate Advisory commented, “Infrastructure is a key driver of real estate value, and Metro Line 9 is expected to act as a transformational catalyst. Its phased operations will unlock new micro-markets, ease dependence on congested road networks, and integrate Mira–Bhayandar more closely with Mumbai’s broader economic fabric. This improved connectivity will attract both end-users and investors, particularly as the full line becomes operational and seamlessly connects with Metro Line 7 and Line 2A. Over time, this is likely to translate into stronger residential demand and steady price appreciation along the corridor.”
Echoing similar optimism, Mr. Prashant Sharma, President, NAREDCO Maharashtra commented, “The much-awaited commissioning of Metro Line 9 marks a transformational chapter in suburban connectivity. Even as the first phase is likely to open soon, we are witnessing heightened sentiment among homebuyers and investors across Dahisar–Mira–Bhayandar. Rapid transit not only optimises commute patterns but also fuels confidence in long-term residential and mixed-use development potential. With the metro acting as a strong infrastructure anchor, demand near station precincts is likely to rise, strengthening micro-market growth and investor interest in the region.”
Metro Line 9, an extension of Metro Line 7 (Red Line), will provide Mira-Bhayandar with its first direct metro connectivity, linking the area to the Western Express Highway and onward to Andheri through existing corridors. Initial operations will cover Dahisar East, Pandurang Wadi, Miragaon and Kashigaon, with future phases extending deeper into Bhayandar.
Real estate analysts note that even ahead of full commissioning, neighbourhoods near proposed stations are witnessing higher enquiry levels and increased developer interest. Reduced commute times, better integration with Mumbai’s metro grid and the potential for transit-oriented development are expected to reshape residential and mixed-use demand. As additional phases are rolled out, Metro Line 9 is poised to redefine the Dahisar–Bhayandar corridor as a well-connected, increasingly self-sustained urban growth zone.
