January 29, 2026: The Brihanmumbai Municipal Corporation (BMC) has announced the second phase of the Ashray Yojana, which will provide modern housing for sanitation workers on P. L. Lokhande Road in Chembur. The project will feature 580 prefabricated units, each with a carpet area of 300 sq ft, designed to ensure faster construction and improved quality standards.
The flats will be allocated to eligible workers through a lottery system. These units form part of the broader Ashray Yojana initiative, under which approximately 3,500 homes are expected to be completed by June 30, 2026, providing much-needed housing for BMC’s sanitation workforce.
Currently, Mumbai has 46 residential quarters for sanitation workers, with 30 earmarked for redevelopment under the scheme. Earlier phases included redevelopment plans for N Ward (Chirag Nagar), L Ward (Lions Garden), S Ward (Amrapali Building), T Ward (Gaikwad Nagar), and P-South Ward (Mitha Nagar and Pragati Nagar).
For Phase II, the new residential complex will be developed on CTS No. 788 in Chembur village. A senior civic official stated, “Around 3,500 housing units under the scheme are expected to be ready by June 30, 2026.” The flats will be allotted through a lottery to eligible workers residing in the existing quarters, ensuring fair and transparent distribution.
The BMC issued tenders for the project on Wednesday, with the submission deadline set for February 24, 2026, at 12 noon. This initiative underscores the civic body’s commitment to improving living conditions for essential sanitation personnel while leveraging prefabrication technology to expedite construction and maintain quality.
The Ashray Yojana Phase II is a continuation of the municipal corporation’s focus on housing for frontline workers, providing safer and more comfortable accommodation while addressing the growing need for redevelopment of aging worker quarters.
