Mumbai Launches Slum Redevelopment Project In Ghatkopar

In a landmark move for urban renewal, the Mumbai Metropolitan Region Development Authority (MMRDA) has launched the city’s first Slum Rehabilitation Authority (SRA) project directly under its supervision. Valued at ₹8,498 crore, the ambitious redevelopment will transform approximately 32 hectares of informal settlements in Ghatkopar into a modern housing enclave featuring over 17,000 residential units alongside essential civic infrastructure.

Phase I of the project spans 6.95 hectares and involves the construction of 11 high-rise towers, each rising up to 70 metres. The MMRDA has set a strict completion deadline of 36 months. Each of the 5,623 flats in this phase will offer 300 square feet of carpet area and be housed in multi-storey buildings with 22 residential floors above stilt-level commercial spaces and basement parking. Every tower will be fitted with eight lifts, including stretcher lifts to aid emergency services.

Aligned with the Development Control and Promotion Regulations (DCPR) 2034, the project also includes community-focused facilities such as anganwadis, libraries, youth centres, and fitness zones. The initiative seeks to provide equitable, inclusive, and sustainable living standards for marginalised communities.

Funding will come from a mix of institutional loans worth ₹3,916 crore and 39% internal revenue. MMRDA expects to earn ₹1,073 crore if it develops the sale component independently, or ₹2,918 crore if it is handed over to private developers.

Additionally, plans include a freeway link to Thane, boosting connectivity and supporting sustainable urban mobility. Once the SRA officially transfers land, the redevelopment is expected to conclude within three years.

This pioneering project represents a crucial step in reimagining Mumbai’s slum rehabilitation strategy—one that balances environmental responsibility, modern infrastructure, and social upliftment, paving the way for a more inclusive urban future.
