Dharavi To Get A Business Makeover With Central Commercial District

June 30, 2025: Dharavi, often described as Asia’s largest slum, is poised for a dramatic transformation with the inclusion of a dedicated Central Business District (CBD) as part of its Rs 96,000-crore redevelopment project. The initiative, spearheaded by the Adani Group in partnership with the Maharashtra government, aims not only to improve housing and infrastructure but also to create a robust economic hub within the heart of Mumbai.

A substantial portion of the nearly 600-acre land parcel, not earmarked for residential rehabilitation, is being allocated for commercial use. Plans include Grade-A office spaces, premium retail outlets, co-working centres, hospitality services, and supporting infrastructure. This commercial zone will serve to uplift Dharavi’s existing small-scale businesses by formalising them and integrating them into the mainstream economy.

Sources involved in the planning state that the goal is to triple Dharavi’s economic output. “The commercial area will create a self-sustaining base that also funds the larger redevelopment scheme,” said one source.

The project proposes a hybrid model—some portions of the commercial inventory may be leased to large corporations, while other spaces will be earmarked for Dharavi’s existing enterprises. Enhanced transport connectivity through MMRDA’s upcoming multi-modal transit hub is expected to further boost the area’s attractiveness for businesses.

Urban planners suggest that if executed thoughtfully, Dharavi could evolve from a dense informal settlement into a landmark urban business district. “Integration with city infrastructure is key to its success,” a city planning official noted.

With initial groundwork underway—including relocation and design planning—the Dharavi Redevelopment Project stands as one of the most ambitious urban renewal efforts in India’s history.
