AAI Tower Relocation In Andheri To Clear Path For Stalled Redevelopment Projects

July 9, 2025: The Maharashtra government has committed to relocating the Airports Authority of India (AAI) transmission towers from DN Nagar in Andheri (West) within six to eight months—a move expected to unlock long-stalled redevelopment projects affecting hundreds of ageing buildings. The announcement was made during the ongoing Assembly session, responding to sustained demands from residents and elected representatives across Gulmohar and DN Nagar.

Many buildings in the area, dating back to the 1970s and 1980s, have deteriorated over time but could not be redeveloped due to stringent height restrictions linked to AAI’s transmission infrastructure. According to senior government officials, two alternate sites have already been proposed for the towers, and discussions with AAI are in advanced stages.

An official stated in the Assembly that, should relocation face delays, the state may explore amending the Development Control and Promotion Regulations (DCPR). This amendment could introduce a floating Floor Space Index (FSI), enabling redevelopment without violating aviation safety norms. “The floating FSI could be a viable solution if tower relocation does not happen in time,” the official said.

This assurance has brought renewed hope to over 400 housing societies, largely inhabited by middle-class families, that have faced prolonged bureaucratic hurdles. Since 2019, a no-objection clause by AAI has prohibited vertical expansion near transmission stations, effectively freezing redevelopment efforts.

Urban planning experts have welcomed the move, describing it as essential to reconcile aviation safety with citizens’ rights to safe and modern housing. They also highlighted the importance of consistent policy frameworks to encourage inclusive and sustainable growth. If completed as planned, the relocation could significantly revitalise Mumbai’s urban fabric, offering improved living conditions and promoting balanced urban development.
