July 10, 2025: The Adani Group has secured its third major redevelopment initiative in Mumbai, having officially signed an agreement for the Motilal Nagar project in Goregaon (West). This follows its earlier acquisitions of the Dharavi and Bandra Reclamation projects, further strengthening its position in the city’s urban renewal landscape.
Announced on July 7, by the Maharashtra Housing and Area Development Authority (MHADA), the deal designates the Adani Group as the Construction and Development (C&D) agency for Motilal Nagar Colonies 1, 2, and 3. Spanning 142 acres in one of Mumbai’s most sought-after western suburbs, the project carries an estimated investment of Rs 360 billion (approximately 3.3 billion euro).
MHADA has called this India’s largest redevelopment project to be executed under the construction and development model. The scheme aims to rehabilitate 3,372 eligible residential units, 328 commercial establishments, and 1,600 slum tenements governed by the 1971 Slum Act. Additionally, 987 square metres of commercial space will be provided for non-resident tenants, alongside a five-acre central park. The development is expected to be completed within seven years.
A key feature of the project is the free rehabilitation of existing residents into modern 1,600 square foot apartments. The project will also substantially boost MHADA’s housing inventory, with the developer committing to hand over 3.97 million square metres of constructed area.
The signing ceremony took place at MHADA’s headquarters, with Vice President and CEO Sanjeev Jaiswal and Adani Properties Director Pranav Adani in attendance. Jaiswal hailed the initiative as the fulfilment of a “long-cherished dream,” reiterating MHADA’s focus on transparency, quality, and community upliftment.
International consultants have been appointed to guide the project’s design and planning: Mecanoo, a Dutch architecture firm, prepared the master plan, while Buro Happold, a UK-based consultancy, oversaw infrastructure planning. Solar panels will be installed in residential buildings to ensure sustainability, underscoring the development’s eco-friendly vision.
