CIDCO Plans 667 Acre Aerocity Hub Near Navi Mumbai International Airport

August 21, 2205: With the Navi Mumbai International Airport (NMIA) scheduled to begin operations this September, the City and Industrial Development Corporation (CIDCO) has advanced plans for a major urban project. The state planning authority has initiated the creation of a 667-acre Aerocity alongside the upcoming airport, intended to serve as a commercial and lifestyle hub.

CIDCO has invited bids from consultants to prepare a detailed Master Plan for the Aerocity. The blueprint will define land use across residential, retail, and commercial zones, with around 123 acres earmarked for each. The plan will also examine financial feasibility, long-term demand, and integration with major infrastructure projects such as the Atal Setu (Mumbai Trans Harbour Link), the Navi Mumbai Metro network, and expanded suburban rail lines.

Officials said the Aerocity would include corporate offices, financial services, export-linked facilities, and warehousing. Social infrastructure such as hotels, hospitals, schools, and leisure spaces are also part of the design, making the hub a balanced mix of business and community amenities. The land for the project had been secured during the construction of NMIA, ensuring seamless progress.

The development has already sparked strong interest from the real estate sector. Local developers report rising demand, particularly from aviation professionals keen to purchase villas and plots near the airport. Industry experts predict property values could follow a similar trajectory to Juhu and Santacruz, which boomed around Mumbai’s existing airport.

Navi Mumbai will join other Aerocities in India, including those in Delhi, Hyderabad, Mohali, Durgapur, Ayodhya, Jewar near Noida, and Devanahalli near Bengaluru. CIDCO, which has spearheaded Navi Mumbai’s growth since the 1970s, aims to position the new Aerocity as one of the most carefully planned hubs in the Mumbai Metropolitan Region.
