Bollywood superstar Shah Rukh Khan may soon be allotted a sprawling 2,800 sq ft apartment in Mumbai as part of the redevelopment of his sea-facing residence on Carter Road, Bandra. The project, to be launched by Sri Lotus Developers, is expected to begin in the first half of FY27 and will comprise a mix of luxury 4BHK and 5BHK apartments.
According to a Hindustan Times report, the redevelopment is projected to generate a topline of between Rs 1,500 crore and Rs 2,000 crore. The scheme was formally handed over to Sri Lotus Developers and Realty Limited in June this year. The firm is backed by the Khan family trust, as well as high-profile investors including Amitabh Bachchan and Hrithik Roshan. Chairman and Managing Director Anand Pandit told the publication that the project would have a saleable area of 1.35 lakh sq ft, with construction expected to be completed within three to four years once the site is vacated.
As part of the redevelopment agreement, each flat owner is set to receive 155% additional space. Given its premium location on Carter Road, the developer is expected to price the apartments at around Rs 1.5 lakh per sq ft, underscoring the project’s luxury positioning in Mumbai’s high-end property market.
Khan originally purchased the sea-facing apartment in the 1990s, soon after his marriage to Gauri Khan. It was his first property in Mumbai and carries significant sentimental value for the couple. The 4,000 sq metre Shree Amrit Society plot, comprising three wings, is situated just three kilometres from Mannat, the actor’s iconic bungalow. Reports suggest the Bandra flat, once a 3BHK on the seventh floor, was briefly listed for rent at Rs 3 lakh per month.
Sources indicate that once the redevelopment is complete, Khan will be allocated a 4BHK apartment of approximately 2,800 sq ft.
