September 10, 2025: The Mumbai Housing and Area Development Authority’s (MHADA) Mumbai Board has moved a step closer to finalising the long-pending redevelopment of Abhyudaya Nagar at Kalachowki. The Board opened technical tenders on Tuesday, with three prominent developers – Mahindra Lifespace, MGN Agro and Oberoi Realty – responding to the bid. The financial bids will be opened once the scrutiny of technical documents is complete, after which the winning developer will be announced.
Abhyudaya Nagar, spread across 33 acres, comprises 49 buildings and 3,350 flats. The colony has long required redevelopment, but repeated efforts by residents through society-led tenders failed to gain momentum. In light of this, the Mumbai Board took direct charge of the project, opting to appoint a Construction and Development Agency (C&D) on the lines of the Motilal Nagar redevelopment model.
The process, however, faced multiple setbacks. The original tender, which mandated flats of 635 sq. ft. for existing residents, failed to attract any bidders despite being extended seven times. Following appeals to the state government, the size requirement was revised to 620 sq. ft. to make the project more viable. A fresh round of tenders was subsequently invited, yielding the current response.
Officials believe the entry of reputed developers signals renewed interest and could finally set the project in motion after years of delay. Once the financial bids are opened, the winning company will lead the redevelopment, expected to significantly upgrade housing and infrastructure for thousands of residents.
If successful, the Abhyudaya Nagar redevelopment will mark one of the largest projects undertaken by the Mumbai Board in recent years, potentially serving as a template for other stalled colony redevelopments across the city.
