September 10, 2025: Mumbai is undergoing one of its largest urban renewal phases, with redevelopment driving nearly 30–40% of new housing supply. By March 2025, over 31,000 society projects had received approval, highlighting both urgency and opportunity.
The primary driver is safety. Each year, the BMC identifies hundreds of unsafe structures. In 2025, MHADA marked 96 cessed buildings in South Mumbai as dangerous, compelling families to vacate. Policy incentives, particularly under DCPR 2034, have also made projects more feasible. “Rehabilitation and redevelopment of buildings are a sustainable way of living. Citizens benefit from better infrastructure, ecosystems, and a balance between work and life,” said Vivek Mohanani, CEO & MD, Ekta World.
Market demand has remained strong. Between January and July 2025, Mumbai recorded 88,639 property transactions, the highest in a decade. Developers announced projects worth ₹18,000 crore, including cluster redevelopments at Dharavi, Motilal Nagar, and Kamathipura. “Redevelopment is perfectly aligned to this demand,” noted Anuj Goradia, Director, Dosti Realty.
Challenges remain, including societal disagreements, lengthy approvals, and civic pressure from rising infrastructure demands. “The biggest challenge in Mumbai’s redevelopment is not intent but execution,” said Sanjay Daga, CEO, Anex Advisory. Transparency is equally critical. “Society members often fear being left in the lurch. Our role is to ensure clarity and accountability,” added Hardik Pandit, Director, APICES.
Despite obstacles, opportunities are immense. Redeveloped homes are earthquake-resistant, energy-efficient, and often see values rise by 40–50%. “Redevelopment is not only about land parcels. It’s about financial discipline, legal clarity, and the ability to unlock intricate, legacy projects,” said Chintan Sheth, CMD, Sheth Realty.
As Ruchit Mehta of Mehta Realty emphasized, redevelopment can decongest hotspots while creating sustainable, future-ready communities. If executed well, Mumbai’s mega projects could set benchmarks for safe, modern, and resilient living.
