September 26, 2025: Apple has expanded its office presence in Mumbai’s Bandra Kurla Complex (BKC), renewing and enlarging its lease to cover 31,023 sq. ft. of space at a monthly rent of Rs 20.4 million, according to data from Propstack. Previously, the technology giant leased 6,526 sq. ft. in the same complex at a monthly rent of Rs 5 million. The earlier lease was priced at Rs 7,680 per sq. ft., while the new agreement is at Rs 6,600 per sq. ft.
The expansion comes at a time when Apple has launched its latest iPhone 17 series in India. The release of the iPhone 17, iPhone 17 Pro Max and iPhone Air attracted large crowds at Apple stores across the country.
In Mumbai, Apple renewed its lease for office units on the 5th, 6th, 7th and 8th floors of Maker Maxity 4, owned by Agni Commex LLP. Additionally, it has signed a new five-year lease for the entire 10th floor and adjoining terrace. With this, Apple’s total chargeable office area in the city has increased to 37,549 sq. ft.
From June 2026, Apple will pay ₹25.5 million per month, with a 4% annual escalation built into the 55-month lease. The company has also placed a security deposit of ₹227.6 million.
Beyond Mumbai, Apple India has been scaling up operations in other cities. In Bengaluru, the company leased 270,000 sq. ft. at Embassy Zenith for 10 years, with total rental commitments exceeding ₹10 billion at nearly ₹2,350 per sq. ft. per month. In Hyderabad, Apple has secured 64,125 sq. ft. for five years at a monthly rent of ₹8.015 million.
On the retail side, Apple opened its third Indian store in Bengaluru on 2 September 2025, following its Mumbai and Delhi outlets.
