Mumbai Sees 20% Rise In Property Registrations During Navratri 2025

October 3, 2025: Mumbai witnessed a significant surge in property activity this Navratri, with registrations under the Brihanmumbai Municipal Corporation (BMC) jurisdiction rising by 20% compared to last year. According to figures released by Knight Frank India, 6,238 properties were registered between September 22 and October 1 2025, against 5,199 in the same festive period in 2024.

The upswing has also translated into higher revenues for the state exchequer. Collections from stamp duty and registration fees reached Rs 587 crore during the ten-day period, marking a 17 per cent year-on-year increase. On a daily basis, average registrations improved from 578 units in 2024 to 624 units this year, while daily stamp duty revenues climbed from Rs 56 crore to Rs 59 crore. The registrations covered both new housing sales and resale transactions, underscoring broad-based demand across the market.

Industry experts attribute the positive trend to a mix of steady interest rates, improving affordability, and recent tax simplifications, including reforms in Goods and Services Tax (GST).

Shishir Baijal, chairperson and managing director of Knight Frank India, remarked:
“Mumbai’s housing market has once again demonstrated its resilience, achieving the strongest festive performance in recent years. With 6,238 registrations recorded during Navratri 2025 — reflecting 20 per cent year-on-year growth — the market clearly reflects sustained homebuyer confidence. The robust revenue collections of Rs 587 crore further confirm that sentiment remains upbeat, creating a solid foundation for continued momentum in the residential sector.”

Analysts suggest that festive seasons traditionally spur property transactions in Mumbai, but this year’s figures stand out for both their scale and consistency. The performance is being seen as a promising signal for the wider real estate market as it enters the final quarter of 2025.
