Motilal Nagar Redevelopment Kicks Off: MHADA And Adani Begin Work On Rs 36,000-Crore Goregaon Project

October 06, 2025: The long-awaited redevelopment of Motilal Nagar in Goregaon West, Mumbai, has officially begun, with soil testing work currently underway. Spread across 143 acres of prime land along the New Link Road, the project is Mumbai’s second-largest urban redevelopment initiative and aims to transform the area into a modern mixed-use township within seven years.

“We have begun soil testing at Motilal Nagar, which is the first step towards any construction activity,” said a MHADA official. Sanjeev Jaiswal, Vice President and CEO of MHADA, told Hindustan Times that the project proposal is in its final stages and will be shared with residents once approved.

Built in the 1960s to house project-affected persons (PAPs), Motilal Nagar has long faced infrastructure decay and illegal construction issues. The redevelopment, granted “Special Project” status by the Maharashtra government, envisions modern homes, commercial zones, and upgraded amenities. Each residential unit will measure 1,600 square feet, while commercial spaces will span 987 square feet.

Adani Properties secured the project in March with a ₹36,000 crore bid. MHADA signed the Construction and Development Agreement (C&DA) with Adani Realty in July. The rehabilitation work will cover 5.8 lakh square meters, with MHADA receiving 3.83 lakh square meters of the constructed area.

“Since no redevelopment housing project in Mumbai has previously offered such large homes to residents, especially with minimal displacement, the Motilal Nagar redevelopment project has become a major talking point in the city,” said Nikhil Dikshit, Founder and CEO of Shilp Associates, the project’s architectural coordinator.

The project will follow the “15-minute city” model, ensuring residents have access to transport, healthcare, education, retail, and leisure facilities within a short radius, while preserving green spaces, gardens, and pedestrian zones.
