October 11, 2025: The Maharashtra government has streamlined the approval process for high-rise buildings in the city measuring up to 180 metres. Under the revised Development Control and Promotional Rules (DCPR), 2034, notified on Friday, the municipal commissioner is now empowered to approve proposals for high-rises on plots of 2,000 square metres or larger, provided developers submit structural designs and geo-technical reports certified by two experts from designated government-run institutions.
In Mumbai’s construction industry, one storey is approximately 3.5 metres in height. Previously, buildings exceeding 120 metres required clearance from the Brihanmumbai Municipal Corporation’s (BMC) High-Rise Committee, which reviewed structural stability, design integrity, and adherence to fire safety standards.
The revised rules aim to simplify regulatory procedures, reduce approval timelines, and support faster urban development, while maintaining structural and safety compliance for taller buildings. Developers welcomed the move, highlighting that it could accelerate construction of premium residential and commercial towers in the city.
