Ramabai Nagar Redevelopment Set To Begin October 14, Transforming Ghatkopar With 17,000 New Homes

October 14, 2025: The long-awaited redevelopment of Ramabai Ambedkar Nagar and Kamraj Nagar in Ghatkopar is set to begin with the bhoomi pujan (groundbreaking ceremony) for Phase I scheduled on October 14. The Rs 8,498-crore mega project, jointly undertaken by the Mumbai Metropolitan Region Development Authority (MMRDA) and the Slum Rehabilitation Authority (SRA), aims to convert the 31.8-hectare sprawl into a well-planned urban cluster featuring over 17,000 homes and supporting civic amenities.

In Phase I, construction firm B G Shirke has been awarded the contract to build 4,345 tenements for Rs 1,299 crore, with completion targeted in three years. Preparatory work has already seen 3,662 hutments cleared, and residents are being compensated with rent — Rs 15,000 per month for residential units and Rs 25,000–Rs 35,000 for commercial spaces, depending on location. Spanning 6.95 hectares, the first phase will feature 11 residential towers, each rising 22 floors (up to 70 metres).

“Each home will have 300 sq ft of carpet area, and every tower will be equipped with eight elevators, including stretcher lifts,” said an MMRDA official.

Ramabai Ambedkar Nagar is Mumbai’s largest rehabilitation settlement and marks MMRDA’s first independent foray into slum rehabilitation. Families will be relocated within the same area to avoid displacement. The project will also include community spaces such as anganwadis, libraries, youth centres, and fitness zones, aligning with the Development Control and Promotion Regulations (DCPR) 2034.

Part of the redeveloped land is reserved for the proposed Ghatkopar-Thane freeway to ease east-west traffic. To ensure financial viability, MMRDA has planned to raise Rs 3,916 crore through institutional loans, including Rs 1,500 crore from the Bank of Maharashtra, with an expected Rs 3,000 crore from private participation.

Officials said the project will significantly boost MMRDA’s revenue and complement Mumbai’s ongoing infrastructure expansion.
