Wadala Emerges As Mumbai’s Next Business Hub With Metro 11, GST Bhavan And Major Infra Push

October 25, 2025: Wadala is fast emerging as Mumbai’s next major business hub, with a series of infrastructure and urban development projects transforming the area into a new Central Business District (CBD). The Mumbai Metropolitan Region Development Authority (MMRDA) has earmarked over 109 hectares of land — including 64 hectares of government-owned plots — for a large-scale mixed-use development featuring offices, residential zones, and transport facilities.

The Wadala CBD is being positioned as a complement to Bandra-Kurla Complex (BKC), with plans to integrate Metro connectivity, commercial spaces, and government establishments. “Wadala has the right location advantage — between South Mumbai, the suburbs, and Navi Mumbai — making it ideal for a new central business district,” officials said.

A key project driving this transformation is the 17.5 km Metro Line 11, which will connect Wadala to CSMT and the Gateway of India. Recently approved by the Maharashtra Cabinet at a cost of ₹23,487 crore, the line will include 14 stations and is expected to carry nearly 5.8 lakh commuters daily by 2031.

Alongside, the Integrated Transport Hub (ITH) at Wadala will link Metro Lines 4 and 11, the Mumbai Monorail, BEST services, and interstate buses — creating a crucial multimodal interchange.

Another landmark development is the new GST Bhavan, which will accommodate around 8,000 employees in a 5.5 million sq ft complex, and the Iconic Tower, a proposed high-rise commercial building near the ISBT terminal.

With its strategic location, multiple metro links, and government-backed infrastructure plans, Wadala is steadily positioning itself as Mumbai’s next growth corridor for business, transport, and real estate.
