The 16.5-acre redevelopment, led by the Saifee Burhani Upliftment Trust (SBUT), stands as one of Mumbai’s most significant examples of sustainable urban renewal, blending modern design, environmental care, and cultural preservation.
Residents who once lived in cramped, poorly ventilated spaces have now moved into contemporary apartments starting from 375 sq. ft., each designed with large windows and oriented along the North-South axis to ensure natural light and cross-ventilation. The redevelopment has reshaped Bhendi Bazaar’s architectural fabric. Wide corridors, landscaped courtyards, and open podiums replace the earlier congested alleys. Narrow seven-metre lanes have been expanded to 18 metres, introducing safe pedestrian zones, children’s play areas, and spaces that promote social interaction and inclusivity.
Sustainability anchors every aspect of the project. Over 700 trees and native plants now enrich the landscape, while systems for rainwater harvesting, sewage treatment, and vertical waste disposal make it an eco-conscious model for the city. Shaded seating, green podiums, and community gardens create serene gathering spaces for residents to connect and celebrate.
Recognised nationally as a benchmark for inclusive redevelopment, the project harmoniously merges modern living with heritage. Every detail — from daylight-optimised layouts to open-air design — reflects the belief that true progress uplifts both people and place.
