Bandra Bay Redevelopment: Rs 1 Trillion Project To Redefine Mumbai’s Western Coastline

November 04, 2025: Once a modest middle-class enclave reclaimed from the Arabian Sea, Bandra Reclamation is undergoing one of Mumbai’s most dramatic transformations. The Bandra Bay Redevelopment Project, a Rs 1 trillion luxury real estate venture, is set to reshape the city’s western waterfront into a premium urban district.

The rebranding from Bandra Reclamation to Bandra Bay reflects the area’s evolution from government-built MHADA housing for engineers and civil servants to a new skyline of luxury towers. Over 1,630 families living across 52 MHADA buildings will be relocated under a cluster redevelopment plan announced in April 2025. The project will deliver 8 million sq ft of upscale residential and mixed-use space, with apartments priced around Rs 550,000 per sq ft, positioning the precinct among Mumbai’s most expensive addresses.

Leading developers, including Oberoi Realty, Godrej Properties, L&T Realty, The Wadhwa Group, Hiranandani Communities, Adani Realty, Excel Group, and DLH, are at the helm of this transformation. The plan also envisions a 150-acre mixed-use development featuring a marina in Mahim Bay, sports infrastructure, a five-star hotel, and facilities such as a cricket academy, football ground, and athletics track.

Regulatory changes paved the way for the project. The Maharashtra Coastal Zone Management Authority (MCZMA) reclassified Mahim and Backbay as “bays” in 2016, reducing the no-development zone (NDZ) from 500 to 100 metres—and later to 50 metres in 2019—unlocking vast tracts of land.

Despite the progress, some residents have raised objections. “We are not slums; we are rightful MHADA residents. How can the authority decide without our consent?” said a member of the MHADA Phase 3 Residents’ Association. Meanwhile, redevelopment of nearby slum clusters like Nargis Dutt Nagar and Nityanand Nagar is underway, promising a return to a revitalised, luxury-driven Bandra Bay — Mumbai’s next glittering shoreline.
