November 18, 2025: The Maharashtra government’s high-powered committee has given its approval for the large-scale redevelopment of the 34-acre Kamathipura precinct, paving the way for a long-delayed transformation of one of Mumbai’s most crowded and deteriorated neighbourhoods. The decision marks a significant step forward for a project that has been under discussion for years but struggled to move beyond the planning stage.
According to the sanctioned proposal, a Pune-based consortium will be responsible for executing the cluster redevelopment. As part of the rehabilitation package, every eligible tenant will be provided with a two-bedroom flat offering at least 500 sq ft of carpet area. Landlords, meanwhile, will receive equivalent units for every 50 sq metres of land they own, ensuring that both residents and property holders benefit from the overhaul.
Kamathipura currently comprises nearly 800 ageing and unsafe buildings, many of which are structurally weak and no longer fit for habitation. The new plan envisions replacing these structures with modern high-rise rehabilitation and sale towers. Some of the proposed buildings are expected to rise as high as 57 and 78 storeys, significantly altering the skyline of the area.
The redevelopment seeks to convert the congested and deteriorating precinct into a well-planned residential zone with upgraded infrastructure and improved amenities. The project is expected to bring safer housing, better civic facilities, and enhanced quality of life to thousands of residents who have lived in cramped and deteriorating conditions for decades. Once completed, the initiative will not only revitalise Kamathipura but also contribute to broader urban renewal efforts across Mumbai.
