Commuters between Mumbai and Navi Mumbai are set for a major relief as travel times could shrink to just 20 minutes with the completion of the Airoli–Katai Naka Tunnel, a key infrastructure project now in its final stages.
The tunnel is expected to ease congestion and stimulate real estate growth across several emerging suburbs. According to a report by Motilal Oswal, the project is projected to be completed by the end of FY26. The new freeway and tunnel will enhance connectivity between Airoli, Mulund, Palava, Dombivali, and neighbouring areas, creating smoother East-West travel within the Mumbai Metropolitan Region.
Project Timeline
The project consists of two main links:

Part A: Mulund–Airoli link, expected to be operational by the third quarter of FY26.

Part B: Airoli–Kalyan Shil Phata stretch, likely completed by the fourth quarter of FY26.
Together, both segments will dramatically improve regional connectivity. The most critical component is the 1.7 km twin-tube tunnel carved through the Parsik Hills, designed to cut travel time between Mumbai, Airoli, and Palava to just 20 minutes.
Boost for Homebuyers and Investors
Real estate analysts believe the tunnel could transform the housing market. Improved accessibility is expected to drive demand, increase property visibility, and boost residential interest in fast-growing suburbs. “As per Motilal Oswal, the improved connectivity may lead to up to a 20 per cent jump in home sales and prices in areas like Dombivali, Kalyan, and Palava,” they noted.
Ongoing mega projects, including the Mumbai–Ahmedabad Bullet Train and Navi Mumbai International Airport, further enhance the appeal of these regions as viable living hubs.
