November 25, 2025: CIDCO has introduced a major shift in Navi Mumbai’s housing landscape by launching its first-ever first-come, first-served (FCFS) housing scheme, offering 4,508 ready-to-move homes across key nodes such as Taloja, Dronagiri, Ghansoli, Kharghar, and Kalamboli. Unlike the traditional lottery system, this model gives buyers direct control, allowing them to book available units instantly and secure immediate possession. CIDCO has described this launch as a significant milestone in its housing initiatives.
A total of 1,115 homes under the scheme are reserved for the Economically Weaker Section through the Pradhan Mantri Awas Yojana. Beneficiaries in this category can avail themselves of a Rs 2.5 lakh subsidy under PMAY, reducing their financial burden. The remaining 3,393 apartments fall under the Low-Income Group segment, expanding access to affordable homes in planned neighbourhoods experiencing rapid growth. With Navi Mumbai’s infrastructure progressing and the international airport nearing completion, the timing of this launch aligns with rising buyer interest.
CIDCO vice-chairman and managing director Vijay Singhal called the initiative a “golden opportunity” for first-time homebuyers. He noted that removing the lottery system eliminates uncertainty and empowers applicants to select their preferred unit directly. Once documentation is verified and full payment is completed, possession is handed over without the delays typically associated with under-construction projects.
The featured locations have steadily developed over the last decade. Kharghar and Ghansoli already enjoy strong social and transport infrastructure, while Taloja and Dronagiri are benefiting from expanding metro lines, improved highway access, and airport-linked development. Proximity to the upcoming Navi Mumbai International Airport remains a key draw for many prospective homeowners.
Online registrations begin on 22 November at 4 pm, with applicants able to review unit details—including carpet area, pricing, and location—through CIDCO’s digital portal. Those registering by 21 December will be eligible for the selection round starting on 28 December at 11 am, when FCFS bookings officially open.
Since all homes are complete, buyers avoid construction risks and can transition quickly from rental accommodation to permanent ownership. Strong early interest indicates this simplified, possession-ready model may reshape future housing schemes in the region.
