CIDCO Launches Its First-Ever FCFS Housing Scheme, Offering 4,508 Ready Homes Across Navi Mumbai

December 3, 2025: CIDCO has announced a transformative shift in Navi Mumbai’s housing ecosystem by launching its first-ever first-come, first-served (FCFS) housing scheme. Moving away from its long-running lottery-based allocation model, CIDCO will now assign homes purely based on booking order — a change that has already sparked strong interest among homebuyers.

The scheme features 4,508 ready-to-move apartments spread across Taloja, Dronagiri, Ghansoli, Kharghar, and Kalamboli. These fully completed units, equipped with essential amenities, come at a time when demand is rising due to rapid infrastructure upgrades and the upcoming Navi Mumbai International Airport. Of the total inventory, 1,115 homes are reserved for the Economically Weaker Section (EWS) under the Pradhan Mantri Awas Yojana, enabling eligible buyers to avail a subsidy of ₹2,50,000. The remaining 3,393 units belong to the Low-Income Group (LIG) category, offering an attractive option for families seeking affordable yet well-designed housing.

CIDCO Vice-Chairman and Managing Director Vijay Singhal has described the initiative as a “golden opportunity” for first-time homebuyers. Unlike the earlier lottery system, applicants can now browse available flats, choose a preferred unit, and secure it immediately after document verification and payment, removing long waits and uncertainty.

The highlighted nodes have witnessed steady growth in connectivity and social infrastructure. While Kharghar and Ghansoli are well-established hubs, Taloja and Dronagiri are rapidly emerging thanks to expanding metro networks, improved highways, and airport-linked development. Proximity to the upcoming international airport remains a major draw.

Online registrations begin on 22 November at 4 pm, and applicants can view carpet areas, prices and locations on CIDCO’s portal. Those registering by 21 December will gain access to the unit-selection window opening 28 December at 11 am. Bookings will strictly follow the order of applications received. With all homes ready for possession, buyers can move in immediately after payments — a key advantage for those currently renting.

As Navi Mumbai undergoes a massive infrastructure transformation, these ready homes in growth corridors are expected to be snapped up quickly, especially with the freedom to select units directly rather than rely on a lottery.
