Brookfield Plans USD 1 Billion Investment To Set Up Asia’s Largest GCC In Mumbai, Says CM Fadnavis

December 13, 2025: Global asset management firm Brookfield is set to invest more than USD 1 billion, or about Rs 9,000 crore, to develop a large Global Capability Centre (GCC) facility in Mumbai, Maharashtra Chief Minister Devendra Fadnavis announced on Friday, according to PTI. He said a formal agreement will be signed shortly, with discussions between the state government and Brookfield already outlining a clear roadmap for the project.

As per a statement issued by Brookfield, the company has partnered with B. S. Sharma for the development. The project is being executed under an agreement with the Mumbai Metropolitan Region Development Authority (MMRDA), PTI reported.

The proposed GCC will be developed on a six-acre plot in Powai and is expected to offer nearly 20 lakh square feet of lettable office space by 2029. Brookfield said the facility will be the largest of its kind in Asia and added that it has already secured a 20-year lease with a major multinational bank. All power requirements for the project will be met entirely through green and renewable energy sources.

Highlighting its expanding presence in the country, Brookfield noted that it recently delivered a similar build-to-suit office tower in Pune for a leading global financial services company. In May, the asset manager announced plans to triple its assets under management in India to USD 100 billion over the next five years and committed USD 12 billion for investments in metropolitan Mumbai. At present, Brookfield manages around USD 30 billion in India across infrastructure, real estate, renewable energy and private equity, and owns and operates about 55 million square feet of office space across seven cities.

Explaining the choice of Powai, the announcement cited the area’s mixed-use character, strong connectivity, access to social infrastructure and availability of skilled talent, making it a preferred location for large corporate campuses.

Fadnavis said Maharashtra introduced a dedicated GCC policy earlier this year, aiming to create four lakh new jobs, with Mumbai and Pune identified as key growth centres. A senior official said the Chief Minister also met Brookfield’s Ankur Gupta to discuss the upcoming Powai facility.

Global Capability Centres support multinational firms by handling a wide range of global business functions through offshore operations.
