Mumbai Metropolitan Region Leads Maharashtra In Residential Project Registrations

January 19, 2026: The Mumbai Metropolitan Region (MMR) maintained its dominance in Maharashtra’s residential real estate market in 2025, accounting for 2,119 of the state’s total 4,282 new housing projects, industry sources said. The concentration highlights MMR’s continuing appeal to developers, investors, and homebuyers, driven by rapid urbanisation and large-scale infrastructure developments.

Following MMR, the Pune Region recorded 1,361 project registrations, led by Pune city with 1,144 developments. Other significant contributors included Thane (675), Mumbai Suburban (587), Raigad (384), and Mumbai City (103). Smaller cities such as Nashik, Nagpur, and Palghar registered 283, 281, and 258 projects, respectively, reflecting the spread of residential activity beyond traditional metro hubs.

Industry observers credit MMR’s sustained lead to infrastructure-led growth and strong housing demand. Major projects such as the Navi Mumbai International Airport, coastal road developments, metro expansions, and expressways linking Mumbai to Delhi, Bengaluru, and Nagpur have enhanced connectivity and boosted land values. Analysts also note that IT, healthcare, and education sectors are driving micro-market formation across MMR.

“Strategic infrastructure investments and enhanced accessibility are key factors encouraging developers to prioritise MMR,” said a senior real estate analyst. “The region benefits from strong demand for both mid-segment and premium housing, supported by corporate relocations and sustained population growth.”

Peripheral cities like Pune are also emerging as development hotspots, supported by affordable land, better planning, and proximity to industrial and IT corridors. However, MMR continues to offer unmatched returns due to its dense population, established social infrastructure, and investor confidence, making it the preferred choice for high-volume residential projects.

The surge in registrations reflects confidence in Maharashtra’s real estate sector, with institutional and domestic developers increasingly active. Upcoming infrastructure corridors, including new highways and dedicated rail links, are expected to diversify development patterns further, with Mumbai, Thane, and Navi Mumbai remaining central nodes.

As 2026 approaches, Maharashtra’s housing market is poised for continued growth, driven by urbanisation, policy support, and infrastructure-led connectivity, with MMR setting the benchmark for strategic residential investments and peripheral cities offering emerging opportunities.
