January 27, 2026: Mumbai residents may soon have a chance to own affordable housing, as the Maharashtra Housing and Area Development Authority (MHADA) prepares to announce a lottery for around 3,000 homes once the Model Code of Conduct for the Brihanmumbai Municipal Corporation (BMC) elections is lifted. Sources suggest the lottery is likely to be declared in March 2026.
Every year, MHADA lotteries attract significant attention, offering flats at prices far below the city’s prevailing real estate rates, providing middle- and lower-income families with an opportunity to own a legally secure home without bearing the high costs of private housing. “MHADA homes are priced below market rates, making them an important option for many Mumbai residents seeking affordable housing,” said a housing expert.
While the total number of homes has been confirmed, the exact locations within Mumbai are yet to be officially announced. Prospective applicants will need to wait for MHADA’s formal notification to learn which areas are included in the scheme. In addition, MHADA is expected to conduct a separate lottery under its Konkan Board, offering around 4,000 homes for buyers outside the city.
Over its 76 years of operation, MHADA has constructed and allotted nearly nine lakh homes across Maharashtra, including major projects such as BDD Chawls, Motilal Nagar, GTB Nagar’s Punjabi Colony, Patra Chawl, Abhyudaya Nagar, Poonam Nagar, and Sardar Vallabhbhai Patel Nagar in Andheri. Past Konkan Board lotteries have also drawn strong interest, though some applicants faced delays due to incomplete infrastructure. MHADA has since focused on ensuring basic amenities like roads, water supply, and electricity are in place and has revised pricing to enhance affordability.
With the Mumbai and Konkan Board lotteries expected in March, housing aspirants are advised to monitor MHADA’s official announcements closely for eligibility, pricing, location details, and application timelines.
