MHADA Clears Redevelopment Of Four Dilapidated Buildings In Sion’s Pratiksha Nagar

The Maharashtra Housing and Area Development Authority (Mhada) has announced the redevelopment of four unsafe transit buildings in Mumbai’s Sion Pratiksha Nagar, bringing relief to residents who have been waiting for years for a concrete solution. The decision follows repeated concerns raised by occupants about the deteriorating condition of the structures.

In a key policy shift, Mhada has scrapped its earlier plan to construct middle-income group (MIG) sale buildings on the site. Instead, the authority has decided to develop new transit accommodation, prioritising rehabilitation over commercial sale. This move is expected to directly benefit 261 families and four shop owners currently residing in transit building numbers 36, 37, 53 and 54.

As per the revised plan, two new residential buildings will be constructed on the plot. Each structure will comprise a stilt level and 22 upper floors, together offering a total of 322 transit tenements. These units will be used to rehabilitate eligible residents from the unsafe buildings, ensuring they are provided with safer and more durable housing.

Mhada has stated that the redevelopment project is targeted for completion within two years. Once finished, it is expected to significantly improve living conditions in the Pratiksha Nagar area and address long-standing safety concerns associated with ageing transit structures.
