Developer Bets On Mulund As Eastern Suburb Sees Fresh Real Estate Momentum

Mumbai’s eastern suburb of Mulund is drawing renewed attention from developers, with a prominent national builder launching a mid-to-premium residential project aimed at steady end-user demand. The move reflects rising confidence in the Mulund housing market as infrastructure upgrades and enhanced connectivity reshape peripheral growth corridors.

Spread across 2.77 acres, the project will feature five residential towers offering two- and three-bedroom apartments. With ticket sizes starting in the mid-Rs 1 crore range, the development targets aspirational homebuyers seeking relative affordability compared to prime zones such as South Mumbai and Bandra-Kurla Complex.

Mulund has traditionally served as a link between Mumbai and Thane, supported by established schools, hospitals, retail hubs and business parks. Its connectivity via LBS Road, the Eastern Express Highway, and suburban railway stations at Mulund and Nahur has sustained commuter demand. However, the suburb’s growth narrative is increasingly tied to upcoming infrastructure, including the Wadala–Kasarvadavali Metro corridor, the Goregaon–Mulund Link Road and the proposed Thane–Borivali tunnel, all expected to ease east–west travel and improve cross-city access.

Within the project, the focus is on enhanced ventilation, natural light and open spaces, reflecting post-pandemic preferences for healthier living. Plans include over two dozen lifestyle amenities such as podium recreation areas, walking tracks and rooftop community zones, underscoring the blending of leisure with residential design.

Urban planners caution that growth must align with civic infrastructure capacity, including water supply, waste management and traffic systems. Mulund’s proximity to Sanjay Gandhi National Park also highlights the need to balance development with ecological considerations.

Industry experts note that developers are favouring established micro-markets with proven absorption over speculative expansion. As infrastructure projects redefine Mumbai’s geography, Mulund is emerging as a self-sustained urban cluster, contributing to a more distributed and resilient real estate landscape.
