The Maharashtra government has handed over possession of a 118-acre land parcel at Mukteshwar in Malad-Malvani to the Dharavi Redevelopment Project (DRP), marking a key step in providing planned rehabilitation housing for Dharavi residents. The site will be developed by the special purpose vehicle (SPV) Navbharat Mega Developers Private Limited (NMDPL), a joint venture between the state government and the Adani Group.
Officials said the Malad land parcel is the third major site brought under DRP control, following the Mother Dairy land in Kurla and the Jamas saltpan in Mulund. The land will primarily accommodate upper-floor residents and those who settled in Dharavi between January 1, 2011, and November 15, 2022, who are ineligible for in-situ rehabilitation within Dharavi.
“These residents will be resettled in modern, planned townships across the Mumbai Metropolitan Region (MMR),” an official said. Ownership of the 118-acre site will remain with DRP/SRA, while NMDPL holds development rights. The total value of the land is estimated at Rs 540 crore, with Rs 135 crore already paid as a development premium. Of the 140 acres earmarked at Mukteshwar, 118 acres have been transferred, while 22 acres remain under litigation.
The state has identified around 540 acres across MMR for Dharavi redevelopment, including land at Kurla, salt pans in Kanjur, Bhandup, and Mulund, as well as portions of the Deonar dumping ground. These parcels aim to support large-scale rehabilitation and the creation of dignified, affordable housing for project-eligible Dharavi residents.
The handover is expected to accelerate the construction of rehabilitation housing and support the phased redevelopment schedule, ensuring Dharavikars can transition to their new homes within the designated seven-year period. Overall, the project anticipates constructing approximately 1.25–1.5 lakh new homes to accommodate nearly 10 lakh residents.
