The Brihanmumbai Municipal Corporation (BMC) has initiated the tender process for a major slum redevelopment project in Govandi that will provide housing to 22,771 slum residents in newly constructed high-rise buildings. The civic body is expected to receive a premium of at least Rs 243.20 crore from the project.
The redevelopment involves 18 slum clusters located near the Ghatkopar–Mankhurd Link Road. Due to delays in several projects handled by the Slum Rehabilitation Authority (SRA), the state government has assigned the responsibility of completing these developments to other agencies. In this case, the BMC has been tasked with executing the projects.
For the redevelopment, the municipal corporation has also been granted the status of a special planning authority since the land belongs to the civic body. The total project area covers about 3,98,214 square metres.
According to earlier developer records, the project includes 22,771 hutments, although the eligibility of beneficiaries will be verified again before work begins.
Under the plan, residential towers will be constructed to rehabilitate the existing slum dwellers. Additional housing units will also be developed for people affected by the project.
Among the individual schemes, the largest cluster redevelopment includes Milan, Taqwa, Sunshine, Sai Ekta, Deepstambh, Navjeevan, Al Hazrat, Sai and Sailila societies, covering 4,060 hutment holders across 69,409.41 square metres. The smallest project involves Kayanat CHS, which includes 184 hutment holders over 5,528.72 square metres.
Overall, the redevelopment initiative is expected to generate a surplus premium of Rs 243.20 crore for the municipal corporation.
