The Maharashtra Housing and Area Development Authority will distribute keys to 864 newly constructed rehabilitation flats to eligible residents under the first phase of the BDD Chawl Redevelopment Project at Naigaon.
The handover ceremony will be conducted by Devendra Fadnavis on March 16 at the Yashwantrao Chavan Centre located in Nariman Point.
This redevelopment initiative is being carried out by MHADA through its Mumbai Housing and Area Development Board. The Naigaon component of the project has been named “Dr Babasaheb Ambedkar BDD Sankul.”
Of the 864 flats scheduled for distribution, 423 units have been allotted to retired police personnel, serving officers and their eligible heirs in recognition of their service in maintaining public security. These units form part of the first redevelopment phase covering Plot ‘B’ at Naigaon.
At present, the project site includes 42 three-storey chawls spread across approximately 6.45 hectares and housing around 3,344 tenants. Under the redevelopment plan, 20 rehabilitation towers with 23 storeys each will be constructed in two phases.
During the first phase, 1,401 residents will be rehabilitated. Initially, keys to 864 completed apartments in five towers will be handed over, while construction of the remaining 537 flats is nearing completion and is expected to conclude by April 2026.
Residents who have lived for generations in 160 sq ft chawl rooms will receive 500 sq ft carpet-area 2BHK apartments at no cost. The new homes are equipped with features such as vitrified flooring, aluminium windows, granite kitchen platforms, fire safety systems and branded plumbing fittings.
The towers have been built using earthquake-resistant technology and include two passenger lifts, a fire lift, CCTV surveillance on each floor, basement parking and wider staircases.
Authorities also plan to develop the locality as an integrated residential township with facilities such as a school building, welfare centre, sewage treatment systems, solar energy infrastructure and rainwater harvesting arrangements.
MHADA will maintain common amenities in the rehabilitated buildings for a period of twelve years.
The Naigaon redevelopment forms part of the wider BDD Chawl redevelopment programme covering 195 chawls across nearly 86 acres in Mumbai, with the objective of rehabilitating about 15,593 residents in modern housing complexes.
