Rustomjee Bets Big On Mumbai’s Eastern Corridor Extension With Rs 900 Crore Residential Launch

Rustomjee Group has announced the launch of its premium residential project, Vista Bay, in Parel Extension, marking the developer’s entry into a fast-evolving seafront micro-market. With an estimated gross development value (GDV) of around Rs 900 crore, the project reflects increasing demand along South Mumbai’s eastern corridor, driven by major infrastructure upgrades and improved connectivity.

Spread across a 1.52-acre land parcel, Vista Bay will feature nearly 200 residences housed within a single tower comprising two wings. The development will offer 2 and 3 BHK apartments ranging from 805 sq ft to 1,356 sq ft. Designed to prioritise privacy and comfort, the layout includes just four apartments per core, along with 3.15-metre ceiling heights to enhance openness, natural light and cross-ventilation.

The project is positioned to offer dual-facing views of the eastern waterfront and the city skyline. Residents will have access to a three-tier amenity structure spanning the ground level, an elevated deck and the rooftop. Key features include a temperature-controlled infinity pool overlooking the harbour, wellness zones, leisure facilities and community-oriented spaces.

Parel Extension is increasingly being seen as a new residential hotspot, supported by infrastructure developments such as the Mumbai Trans Harbour Link, the Sewri–Worli Elevated Connector, Orange Gate Tunnel and Metro Line 11. These projects are expected to improve connectivity to key business districts like Bandra Kurla Complex, Lower Parel, Fort and Navi Mumbai, as well as the upcoming Navi Mumbai International Airport.

The project has been designed by Sanjay Puri Architects, with landscaping by Newarch LLP and interiors curated by Ashleys. Vista Bay aims to offer a blend of exclusivity, connectivity and long-term value in one of South Mumbai’s emerging growth corridors.
