MHADA Redevelopment Gets Boost As Maharashtra Eases Norms

In a significant move aimed at speeding up the redevelopment of ageing and unsafe housing stock, the Maharashtra government has relaxed key norms governing MHADA projects. The revised framework has already begun yielding results, with multiple proposals coming in over the past few months.

Housing Minister Shambhuraj Desai informed the state Assembly that 10 redevelopment proposals have been received in the last six months under the updated policy, with one project already securing a No Objection Certificate (NOC). He also stated that persistent issues affecting the redevelopment of 388 reconstructed MHADA buildings have now been resolved.

The matter was raised through a notice by MLA Manoj Jamsutkar, with MLAs Rais Khan and Manisha Chaudhary also taking part in the discussion.

Desai highlighted that earlier regulations had slowed down redevelopment, discouraging developers and leaving several projects stuck for years. “With the changes in rules, we are seeing renewed interest from developers and movement in long-pending projects,” he said.

He stressed that many MHADA buildings are over 30 years old and have become structurally unsafe, with residents continuing to live in deteriorating conditions. The revised norms are designed to fast-track redevelopment and ensure safer, modern housing for occupants.

To tackle urgent repair needs, the government has allocated ₹75 crore annually for the maintenance of dilapidated MHADA structures. The minister added that this fund could be increased if necessary to address growing requirements.

A major hurdle in redevelopment projects—disputes related to inheritance documents—will now be addressed through mandatory court certification. This step is expected to simplify verification processes and reduce delays.

With these reforms, the state aims to accelerate redevelopment, improve living conditions, and revive stalled housing projects across Mumbai and other parts of Maharashtra.
