Renowned actor, dancer, and choreographer Prabhu Deva has sold two premium apartments in South Mumbai for a combined Rs 14.80 crore, drawing attention in the city’s real estate market. The properties are located in the upscale Minerva tower in the Mahalaxmi area, a prominent luxury residential address.
As per property records cited in reports, Prabhu Deva had originally acquired the two flats in December 2012 for a total of Rs 14.45 crore. Each apartment spans 1,295 sq. ft. and is situated on the 32nd and 33rd floors, together offering a total area of 2,590 sq. ft.
The units have now been sold to Priya Ruparel and Manju Dange for Rs 7.40 crore each. The deal also includes four parking spaces. The transaction attracted a stamp duty of Rs 74 lakh along with a registration fee of Rs 30,000 and was officially registered on March 13, 2026.
The Minerva building, developed by Lokhandwala Infrastructure, is considered one of Mumbai’s iconic skyscrapers. Rising to nearly 301 metres with 79 floors, it offers expansive views of the Mahalaxmi Racecourse and the Arabian Sea, making it one of the city’s most sought-after luxury residences.
However, the project has faced challenges in the past. Delays in possession prompted intervention from the Maharashtra Real Estate Regulatory Authority, which directed the developer to compensate a buyer with interest. A part-occupation certificate was eventually issued in early 2023 following an extension of the project’s registration until December 2024.
High-value property transactions involving celebrities continue to generate interest in Mumbai’s real estate space. Actors like Preity Zinta and Manoj Bajpayee have also made notable property deals in recent years, further highlighting the activity in the luxury housing segment.
Neither Prabhu Deva nor the buyers have commented publicly on the deal, keeping the transaction relatively discreet despite its scale.
