Mulund Gains Momentum As A Livable Hub In City’s Central Suburbs

Mumbai’s central suburban belt, stretching from Sion to Mulund, is increasingly emerging as an extension of the city’s urban core, with distinct micro-markets undergoing visible transformation. Among them, Mulund continues to stand out as a preferred residential destination, known for its calm environment, strong social infrastructure, and improving connectivity.

Located along the eastern edge of Sanjay Gandhi National Park, Mulund benefits from a greener setting and relatively better air quality while maintaining access to major commercial hubs. The suburb has long been valued for its tree-lined streets, established schools, healthcare facilities, and everyday conveniences, offering a balance between urban accessibility and a quieter lifestyle.

Recent growth in property registrations has been driven by infrastructure upgrades such as Mumbai Metro Line 4, the launch of new residential projects, and investments by prominent individuals including Amitabh Bachchan and Abhishek Bachchan. These factors have collectively enhanced Mulund’s appeal among modern homebuyers.

As Mr Chintan Sheth, Chairman and Managing Director of Sheth Realty, noted, “Mulund’s growth trajectory is deliberate. Today, homebuyers value not just square footage, but time saved, quality of life, and long-term neighbourhood potential. Mulund delivers on all three.”

Redevelopment activity is reshaping the suburb with contemporary residential projects featuring integrated amenities and landscaped spaces. At the same time, developers are focusing on preserving Mulund’s peaceful character through thoughtful planning.

Connectivity is set to improve further with projects like the Goregaon-Mulund Link Road, which will enhance access to South Mumbai, Thane, Navi Mumbai, and key business districts such as BKC, SEEPZ, and Powai. Reduced travel times are expected to significantly boost the suburb’s attractiveness.

Mr. Sudhir Thorat, Managing Director of APICES Studio Pvt. Ltd, observed, “Mulund exemplifies how peripheral micro-markets can evolve into self-sustaining urban centres. Transit-oriented development, mixed-use planning, and strong civic infrastructure enable a structural recalibration of Mumbai’s growth while preserving the local character.”

With sustained infrastructure investment and redevelopment, Mulund is well-positioned for continued growth, offering both improved quality of life and promising investment potential.
