The Brihanmumbai Municipal Corporation (BMC) has achieved a historic high in property tax collections, recording Rs 7,610.90 crore in the financial year 2025–26. This figure surpasses its revised target of Rs 7,341 crore, marking a new benchmark in the civic body’s revenue performance.
For the first time, property tax collections have crossed the Rs 7,600-crore mark, reflecting stronger compliance and sustained administrative efforts. A significant boost came on March 31, 2026, when the BMC collected Rs 399.74 crore in a single day, highlighting a year-end surge driven by intensified recovery initiatives. Municipal Commissioner Ashwini Bhide praised the tax department, attributing the achievement to “dedication, discipline, and systematic execution”. Officials noted that this milestone was reached despite the department simultaneously managing responsibilities related to civic election processes.
Property tax remains the most reliable revenue source for the civic body, playing a crucial role in funding essential services such as road maintenance, waste management, healthcare, and infrastructure upgrades across Mumbai. The record collections are expected to further enhance BMC’s ability to finance key urban development projects.
Senior officials, including Additional Municipal Commissioner Ashwini Joshi and Joint Commissioner Vishwas Shankarwar, implemented a multi-pronged strategy to improve collections. This included awareness campaigns, keeping facilitation centres open on weekends and holidays, and strengthening digital payment systems for ease of compliance.
A major focus was also placed on recovering dues from large defaulters, with targeted follow-ups contributing significantly to overall collections. Ward-wise, K East led with Rs 719.23 crore, followed by G South (Rs 670.64 crore) and K West (Rs 622.16 crore), reflecting strong inflows from western suburbs and key commercial areas.
Overall, the BMC achieved 103.68% of its revised target and generated an additional Rs 301.13 crore through penalties, reinforcing its financial strength. Officials stated that this record performance highlights improved efficiency, accountability, and citizen participation, further strengthening the fiscal position of India’s wealthiest civic body.
