The Maharashtra Housing and Area Development Authority lottery for 2026 has earmarked 47 flats in Mumbai for sitting and former Members of Parliament (MPs) and Members of the Legislative Assembly (MLAs), out of a total of 2,640 homes on offer. These reserved units are largely in the mid-income group (MIG) and high-income group (HIG) categories, with at least 25 apartments falling within these segments.
Among the listings, the most expensive apartment—priced at Rs 6.82 crore and located in Tardeo, South Mumbai—has also been reserved for sitting and former MPs and MLAs. As per provisions under the MHADA Act, around 2% of the total housing stock in such lotteries is allocated to elected representatives. Reservations are also extended to other categories, including scheduled castes (SC), scheduled tribes (ST), specially-abled individuals, ex-servicemen, MHADA staff, and state government employees.
The reserved flats for MPs and MLAs are spread across multiple locations, including Tardeo, Borivali, Gorai, Goregaon, Vikhroli, Kurla, and Chembur. In comparison, the 2024 lottery had set aside 33 such units out of 2,030 homes.
Of the 2,640 units in the 2026 lottery, about 1,762 apartments—nearly 66%—are currently under construction, mainly in areas such as Vikhroli, Goregaon, and Borivali. The most affordable unit is priced at over Rs 29 lakh in Mankhurd under the economically weaker section (EWS) category.
According to MHADA data, four apartments are priced above Rs 6 crore, including two in Crescent Tower, Tardeo. Other units range between Rs 2 crore and Rs 4 crore, while smaller apartments of over 300 sq ft are available in Mankhurd and Goregaon starting at Rs 29 lakh and Rs 32 lakh.
Online registrations began on March 30, 2026, with over 3,300 applications received by April 1 evening. The last date to apply is April 29, while EMD payments can be made until April 30 via RTGS or NEFT.
