Mulund, which was formerly referred to be the “Gateway of Mumbai’s Central Suburbs,” is quickly changing its place on the city’s real estate map. As Mumbai’s Central Gateway, which is ideally situated at the meeting point of the city’s eastern and western growth corridors, it is boldly entering the spotlight and no longer remains a peaceful, outlying suburb. Nishant Deshmukh, Founder and Managing Partner of Sugee Group, highlighted that Mulund is one of Mumbai’s most strategically located and fast-evolving suburbs. Its position at the confluence of two major corridors, bolstered by strong infrastructure and metro connectivity, has made it increasingly attractive for both premium and mid-income homebuyers. He emphasised that the suburb uniquely blends accessibility, aspiration, and affordability — a rare trifecta in the city’s real estate landscape.

Beyond infrastructure and affordability, Mulund’s charm lies in its ability to balance modernity with nature. Its proximity to the Sanjay Gandhi National Park and access to extensive green zones offer residents tranquillity amidst urban bustle. According to him, the suburb’s blend of greenery, connectivity, and spacious layouts appeals to buyers across demographics. The availability of sizeable land parcels allows developers to design communities with diverse amenities, enhancing quality of life and attracting both families and individual professionals.

At the heart of this transformation lies Mulund’s timely infrastructure push. With metro lines nearing completion, the GMLR set to dramatically improve East-West access, and arterial roads being upgraded, Mulund is experiencing a rapid urban uplift. This has fuelled a surge in real estate activity — not only in the residential space but also across commercial sectors. New co-working hubs, healthcare centres, and modern retail formats are further energising the area, positioning Mulund as a self-sustained urban hub.

According to market data, property capital values in Mulund have jumped by 42% between 2021 and 2024, while rental yields have grown by 29% — a testament to the area’s rising desirability. This surge has been driven by improved accessibility, better quality developments, and the suburb’s ability to meet modern lifestyle benchmarks.

Mulund is expected to play a key role in Mumbai’s future as significant infrastructural projects are completed and investor confidence keeps rising. It is quickly evolving from being merely another suburb to becoming the new heart, not the periphery, of the city’s real estate narrative.
