Alibag’s Transformation: From holiday Haven To South Mumbai’s Real Estate Frontier

August 30, 2025: Once known as a weekend escape, Alibag is fast transforming into one of Maharashtra’s most dynamic real estate markets. Developers and consultants suggest the coastal town is increasingly being viewed as an “extension of South Mumbai”, driven by improved connectivity and rising demand from homebuyers.

The appeal of Alibag has grown with better access via the Mumbai–Goa highway, the Ro-Ro ferry service between Gateway of India and Mandwa, and proposed infrastructure upgrades. For affluent South Mumbai buyers, a short ferry ride now opens doors to expansive villas and land parcels at a fraction of city prices, coupled with sea views and open spaces.

Leading developers are making significant investments in the region. Emaar India has announced an 84-villa project across 25 acres, with prices ranging from Rs 9 to Rs 15 crore. Oberoi Realty has acquired 81 acres for a luxury hotel and branded residences, while Lodha Developers, House of Abhinandan Lodha, Hiranandani, and Mahindra Lifespaces have also entered the market.

According to consultants, Alibag is transitioning from a niche holiday-home destination to a mainstream residential hub. “Alibag is no longer just a retreat; it is evolving into a thriving first-home market offering both lifestyle and investment value,” said Niranjan Hiranandani, CMD of Hiranandani Communities.

Capital values in Alibag currently stand at Rs 15,000–17,000 per sq ft for apartments, while villas range between Rs 7 and Rs 15 crore. Land prices vary from Rs 3–5 crore per acre for agricultural plots to Rs 8–10 crore for non-agricultural parcels. Rentals yield 3–4% for villas and 1–1.5% for apartments, with short-term letting via Airbnb particularly popular.

The market has also attracted Bollywood celebrities. Amitabh Bachchan, Kriti Sanon, and Suhana Khan have all invested in properties in Alibag, reinforcing its status as a sought-after coastal address near Mumbai.
