September 23, 2025: The Brihanmumbai Municipal Corporation (BMC) has begun demolition proceedings against Benefice Business House, located on N.M. Joshi Marg in Lower Parel, after detecting unauthorised extensions that breached the permissible Floor Space Index (FSI).
According to civic authorities, the G (South) Ward has been carrying out a sustained drive against illegal structures in the area. As part of this initiative, officials have targeted three unlawful additions within the commercial premises. One of these has already been demolished, while work on the remaining two is currently under way.
Investigations revealed that the sanctioned FSI had been exceeded through unauthorised construction spread across three separate sections of the building. These included a 210.8 sq. m. extension on the eastern floor of Unit No. 1C, 260 sq. m. spread over Units 3A and 4A, and 166 sq. m. in Units 3C and 4C.
Between 16 and 19 September, the Building and Factories Department of G (South) Ward successfully demolished the illegal construction within Unit No. 1C. Demolition work on the other offending units—3A, 4A, 3C, and 4C—is in progress and is expected to continue over the coming days.
A senior civic official confirmed the action, stressing that the BMC was determined to enforce development regulations and curb violations that place additional pressure on the city’s infrastructure. “The unauthorised portions have been built in clear violation of the sanctioned plans. We have initiated strict measures to ensure that such breaches are dealt with promptly,” the official said.
The crackdown on Benefice Business House forms part of a broader BMC campaign aimed at tackling unlawful construction across Mumbai, where breaches of FSI and planning norms have long posed challenges to civic administration.
