Third, Mumbai offers a stark alternative to traditional luxury enclaves like BKC, Worli, and South Mumbai, where entry prices begin at Rs 10 crore. Here, master-planned neighbourhoods promise private wellness centres, rooftop leisure spaces, sustainable smart homes, and extensive green zones. Forecasts indicate property values could double within five to seven years, while rental yields may range between 2.5–4%.
The development is also planned as a holistic ecosystem, with Edu City, Medi City, and a Data Centre Zone catering to education, healthcare, and digital infrastructure. By integrating lifestyle, work, and learning spaces, Third Mumbai aims to reduce dependence on Mumbai’s core while offering a sustainable, future-ready model.
