October 07, 2025: The City and Industrial Development Corporation (CIDCO) is set to finalise the master plan for the 667-acre Navi Mumbai Aerocity within the next three months, according to an official quoted by The Economic Times. The proposed urban hub, located adjacent to the upcoming Navi Mumbai International Airport (NMIA), will feature a mix of residential, commercial, retail, mixed-use, and industrial developments, designed to complement the airport’s ecosystem.
CIDCO is currently in the process of appointing a consultant to prepare the master plan and provide transaction advisory services for the project. In addition to the Aerocity, CIDCO is also planning Educity, Medicity, and an International Corporate Park within a 10-kilometre radius of the airport. “These complementary developments are expected to boost real estate demand across Navi Mumbai and position the airport precinct as a hub for investment and urban growth,” the official said.
The Maharashtra government has fast-tracked the Aerocity project as part of its broader commercialisation strategy for NMIA. As per the initial framework, around 123 acres each will be allocated for residential, commercial, and retail purposes, while the remaining land will accommodate mixed-use and industrial projects.
On the connectivity front, Deputy Chief Minister Eknath Shinde has directed the Mumbai Metropolitan Region Development Authority (MMRDA) to prepare a feasibility report for a tunnel linking Mumbai to the Navi Mumbai airport, as per a PTI report. “With the volume of vehicular traffic coming from Mumbai, the existing routes will not be sufficient. Air traffic will also increase at the new airport,” the statement from Shinde’s office said.
The Navi Mumbai International Airport, expected to handle two crore passengers annually, will be inaugurated by Prime Minister Narendra Modi. Shinde emphasized the need for seamless multimodal connectivity via suburban rail, metro, and waterways.
