Mumbai Leads Indian Cities In Homes With Dedicated Parking Spaces

October 21, 2025: Owning a home in India’s congested metros often comes with hidden costs, with parking emerging as a major concern for car owners. According to eXp India, Mumbai tops the country for residential properties offering dedicated parking, with 75% of listed homes providing this essential amenity.

The study analysed residential listings across major Indian cities, highlighting that parking availability is increasingly influencing homebuying decisions in urban centres where space is scarce. Mumbai leads, followed closely by Pune (74.8%), Delhi (73.9%), and Navi Mumbai (72.4%). Sam Chopra, President of eXp India, said, “Parking continues to be a high priority for many homebuyers in India, particularly in urban hubs where street parking is limited and a car is often essential for commuting.” He added that international buyers also view parking as a key convenience factor due to unpredictable street parking in Indian metros.

At the other end of the spectrum, cities such as Indore (32.9%), Kanpur (33.3%), Nagpur (40.8%), Lucknow (42.5%), and Chennai (44.6%) have fewer homes with dedicated parking. These markets often feature older housing stock, dense layouts, and limited per-unit space, leaving residents reliant on street or shared parking facilities.

Mid-sized cities like Surat (64.9%) and Ahmedabad (57.7%) are seeing improvements, driven by expanding real estate development and growing car ownership. Experts note that parking is no longer just an amenity; it has become a key economic factor, with homes offering guaranteed parking commanding premiums of 5–15%, depending on location and demand.

As urban mobility and vehicle ownership continue to rise, parking availability is shaping property valuations and influencing homebuyer preferences, making it a crucial consideration in India’s residential real estate market.
