October 30, 2025: Kamathipura’s long-delayed transformation is a step closer to reality, with the Maharashtra Housing and Area Development Authority (MHADA) receiving bids from two developers for the massive cluster redevelopment project. The initiative aims to completely reshape the skyline of the Mumbai Central area while providing modern housing and infrastructure to thousands of residents.
MHADA confirmed that two companies—J Kumar Infraprojects and Bhagirath Group—have submitted bids to undertake the project under the Construction and Development Agency (CDA) model. “We have received bids from two companies,” said a housing official. “These are J Kumar Infraprojects and Bhagirath Group.”
Under this model, the selected developer will handle the entire redevelopment process, including planning, construction, rehabilitation of residents and commercial tenants, and sales of new housing units. The Kamathipura redevelopment, covering 34 acres, includes 943 cessed buildings with 6,625 residential and 1,376 non-residential tenants, along with over 800 landowners. Many of these structures are over a century old, and the project is expected to rejuvenate the locality while erasing its long-standing association as Mumbai’s red-light district.
Through the redevelopment, MHADA will receive 10.87 acres of land, while the developer will get 5.67 lakh square metres of development rights, translating into around 4,500 new housing units. “The total net plot area of this region is approximately 73,144.84 square metres,” a MHADA official said.
The project, titled the Kamathipura Cluster Redevelopment Project Urban Village, envisions modern residential towers, commercial spaces, and recreational areas. Landowners will be allotted housing units based on plot size—starting with one 500 sq ft home for up to 50 sq m plots, and additional units for larger plots. Technical bids are currently under review, and financial bids will follow once the evaluations are complete.
