Dahisar Radar Shift To Free Up Land For Affordable Housing, Boosting North Mumbai Redevelopment

December 16, 2025: The Airports Authority of India’s (AAI) high-frequency radar installation at Dahisar is set to be relocated to Gorai, a move expected to unlock hundreds of acres for affordable housing projects in Mumbai. Civil Aviation Minister K Rammohan Naidu announced the decision following consultations between the Civil Aviation Ministry, the Maharashtra government and other key stakeholders to resolve long-standing urban development constraints in the area.

Naidu said the ministry will seek Cabinet approval for the relocation, after which construction activity on housing projects can begin swiftly. At present, radar installations at Dahisar and Juhu impose strict height restrictions on buildings, significantly limiting redevelopment potential in these suburbs.

Earlier, Maharashtra Chief Minister Devendra Fadnavis informed the legislative assembly that the state had decided to shift the high-frequency radar centres from Dahisar and Juhu to technically suitable alternative locations. He added that the Centre and AAI had agreed in principle to the Dahisar relocation, with the state government offering to bear the costs and provide alternate land.

Naidu noted that delays in the decision had stalled urban development in North Mumbai, compelling many residents to continue living in ageing and unsafe structures. He said the move would finally enable residents of Dahisar to access secure housing. Union Commerce and Industry Minister Piyush Goyal, who represents North Mumbai, played an active role in engaging with the Civil Aviation Ministry to fast-track the proposal.

The relocation will be carried out with coordination between the Union and state governments. Naidu said nearly 1,000 acres of land spread across a six-kilometre stretch will be released for housing, positioning Dahisar as a major affordable housing hub. The decision, he said, carefully balances aviation safety with the city’s pressing housing needs.

Goyal stated that the plan could lead to the construction or redevelopment of around 50,000 homes over the next five years, while also generating employment. He credited years of sustained follow-up and acknowledged CM Fadnavis for promptly offering alternative land.

Fadnavis added that the Gorai land will be transferred to the Centre free of cost, while 40% of AAI land at Dahisar will be opened for public use. Once the radar centres are moved, redevelopment in Dahisar and Juhu (DN Nagar) will become viable, helping Dahisar move beyond its image as the “last suburb” and emerge as a fast-growing, affordable residential destination.
