December 30, 2025: Maharashtra witnessed widespread disruptions in property and rental registrations due to a temporary Aadhaar verification glitch, forcing buyers and tenants to visit sub-registrar offices in person. With online verification unavailable, applicants had to appear physically along with witnesses, leading to overcrowding and delays at registration centers.
Major cities such as Mumbai and Pune saw numerous appointment postponements as offices struggled to handle the increased footfall. Real estate developers were notably affected, particularly for first-sale registrations conducted directly from project sites, which rely heavily on biometric authentication. “Multiple transactions were deferred, impacting project timelines and handover schedules,” officials noted.
Rental registrations also faced hurdles, with a large number of leave-and-license agreements left incomplete during the verification downtime. The glitch highlighted the dependency of real estate processes on digital infrastructure and the need for robust systems to prevent operational bottlenecks.
Authorities have confirmed that measures are being implemented to stabilise the Aadhaar system and explore alternative verification options. “Steps are being taken to ensure that such disruptions do not recur, reinforcing the importance of resilient digital frameworks in real estate transactions,” said a government spokesperson.
The incident underscores the broader challenges of digitisation in property and rental markets, emphasizing the need for contingency plans when critical verification systems fail. Stakeholders, including buyers, tenants, and developers, are advised to stay updated with registration office notices until normal operations resume.
With the verification system expected to stabilise soon, officials are optimistic that pending property and rental registrations will be processed without further delays, ensuring smoother operations in Maharashtra’s real estate sector.
