A major affordable housing milestone is set to unfold in Vasai, with the phased delivery of 5,868 homes for the Economically Weaker Section (EWS) scheduled to begin during calendar year 2026 under the Pradhan Mantri Awas Yojana (PMAY). The building-wise handover will take place across Phase 1 of a large integrated township, making it one of the biggest PMAY-linked residential deliveries in the Mumbai Metropolitan Region. The development underscores Vasai’s growing importance within the Mumbai 4.0 growth framework, as housing demand continues to shift toward well-connected peripheral nodes.
The project has been executed using advanced precast construction methods supported by high levels of mechanisation. A 3D casting module, being used at scale for the first time in the region, has enabled tighter quality control, faster construction cycles, and greater consistency across buildings. These technologies are expected to support timely completion while maintaining uniform construction standards across thousands of homes.
Commenting on the progress, Jash Panchamia, Promoter, Suraksha Smart City, said, “Delivering homes at this scale under PMAY represents more than a construction achievement. It reflects our belief that affordability should never come at the cost of quality or planning. We have focused on innovation and disciplined execution to create long-term value for residents while contributing to the region’s urban growth.”
The 1 BHK PMAY homes are priced at ₹22.5 lakh and are structured to improve affordability for first-time buyers. Eligible beneficiaries can combine their own contribution with a direct government subsidy of ₹2.5 lakh, reducing the effective purchase cost. According to project officials, select buildings have already applied for Occupation Certificates, and homebuyers have begun site visits and inspections ahead of handover.
Strategically located within walking distance of Vasai Railway Station, the township provides residents with access to daily transit, social infrastructure, and planned amenities. Urban housing experts say the phased rollout of such large-scale PMAY housing could provide fresh momentum to inclusive residential development across the MMR, while easing pressure on more saturated urban markets closer to Mumbai’s core.
