Suhan Shetty On How Redevelopment Is Transforming City’s Prime Real Estate

Mumbai is undergoing a significant shift in its premium residential landscape, with redevelopment emerging as a key driver of transformation, according to Suhan Shetty.

Shetty noted that the city’s limited land availability, combined with rising demand, has pushed developers to focus on redeveloping established neighbourhoods. This approach allows them to retain the advantages of prime locations while introducing modern, globally benchmarked residential projects.

Citing data from Knight Frank India, he highlighted that nearly 910 housing societies have signed redevelopment agreements since 2020, unlocking approximately 327 acres of land. While redevelopment activity has largely been concentrated in the western suburbs—from Bandra to Borivali—it is gradually expanding into more established and high-value localities.

He emphasised that redevelopment is not just about creating new housing supply but also about upgrading ageing infrastructure. Many buildings in Mumbai are several decades old and lack modern amenities such as efficient parking, advanced security systems, and sustainable infrastructure. Redevelopment enables a complete overhaul, integrating smart home features and improved living standards.

Shetty further observed that buyer preferences are evolving, with increasing demand for community-centric living and lifestyle-driven amenities. Projects now offer wellness facilities, landscaped spaces, and shared social infrastructure, reflecting a shift towards holistic urban living.

At the same time, he pointed out that developers are making efforts to preserve the character of established neighbourhoods by incorporating design elements that reflect their legacy. Supported by infrastructure improvements such as metro expansion and enhanced connectivity, redevelopment is also boosting the investment appeal of these areas.

According to Shetty, redevelopment is playing a crucial role in shaping Mumbai’s next phase of growth, balancing modernisation with the city’s unique urban identity.
