The Maharashtra Housing and Area Development Authority has initiated the redevelopment of three prominent Mumbai neighbourhoods by issuing tenders for cluster projects in Sardar Vallabhbhai Patel Nagar, Bandra Reclamation, and Adarsh Nagar. Together, these sites cover approximately 206.49 acres and form part of the state government’s broader plan to redevelop nearly 20 per cent of the city’s habitable land.
Officials said the projects will be executed under a Construction and Development Agreement model, where the developer will undertake rehabilitation of existing residents, provide MHADA with its share of housing stock, and retain a portion for sale in the open market.
At the 73.89-acre SVP Nagar in Andheri West, around 4,548 residents are expected to receive between 73.58% and 193.78% additional area, with smaller units benefiting the most. Proposed financial provisions include a corpus fund ranging from Rs 2.5 lakh to Rs 14 lakh, along with monthly rent between Rs 20,000 and ₹85,000. Residents will also be eligible for Rs 25,000 as shifting charges and brokerage support.
In Bandra Reclamation, spanning 98.27 acres, the redevelopment will now be handled by a single developer, replacing earlier agreements made by individual housing societies. Residents are likely to receive 163% to 164% additional space. During the construction phase, monthly rent between Rs 45,000 and Rs 1 lakh will be provided, with a 10% annual increase. Corpus payments will range from Rs 17 lakh to Rs 40 lakh, along with relocation and brokerage assistance.
The 34.33-acre Adarsh Nagar project in Worli will involve the reconstruction of 863 tenements. Existing residents will be allotted homes 149% to 154.37% larger than their current units. Rent support is expected to range from Rs 35,000 to Rs 85,000 per month, alongside corpus payments between Rs 18 lakh and Rs 45 lakh and standard shifting benefits.
